Together, we build independence. Habitat for Humanity of Greater Memphis works with older homeowners to help them preserve their home and independence. Through critical home repairs and modifications specific to their needs, our Aging In Place (AIP) program provides the help required to stay in their homes.

How does Aging In Place work? 

Memphis Habitat’s Aging In Place (AIP) program offers free home repairs and accessibility modifications for older homeowners who meet age, income and other eligibility criteria. Requirements and repair work may vary depending on available funding. Homeowners must call the Aging In Place hotline on a scheduled call-in date to begin the pre-application process.

Call 901-322-3500 beginning at 10 a.m. Memphis Habitat will accept the first 175 pre-application messages. Messages must include the applicant’s name, address and phone number. The hotline will not open before 10 a.m.

To ensure AIP services reach those who need them most, Habitat for Humanity of Greater Memphis requires applicants to meet specific criteria. These guidelines help determine eligibility, prioritize resources, and ensure safe, sustainable repairs that support independent living. 

You may qualify if you meet all the following requirements:

  • Own and live in your home full time.

  • Own no other property.

  • Are age 62 or older.

  • Live inside the Memphis city limits.

  • Have current homeowners’ insurance.

  • Are not behind on city or county property taxes.

  • Are not behind on your mortgage or have no mortgage. You cannot have liens against the home.

  • Need home repairs or modifications that fit within our Aging In Place services and budget.

  • Meet income guidelines for the program. These guidelines include everyone who lives in your home.

  • Have proof of ownership of the property.

  • Guarantee all owners on the deed will be willing to sign ALL documents.

  • Have not previously been served by Memphis Habitat’s Aging In Place program.

  • Can provide documentation to prove identity, age, residency, and income for yourself and everyone else who lives in the home.

  • Can provide additional documentation that demonstrates why information differs across your documentation, if needed.

  • Pass a sex offender registry check along with ALL occupants of the property. Any household with members on the sex offender registry will be ineligible for services.

Income Limits

As of April 2026, for Shelby County, TN, the U.S. Department of Housing & Urban Development (HUD) sets income limits based on the Area Median Income (AMI) guidelines. Your gross household income is the total income before taxes are taken out. To qualify for our AIP program, your income can’t exceed the maximum limit. These income limits are updated every year by HUD, so our AIP program requirements may change accordingly.

The Aging In Place hotline will open at 10 a.m. on Wednesday, Sept. 23. The hotline will not open early.

Call 901-322-3500. Memphis Habitat will accept the first 175 pre-application messages. Your message must include your name, address and phone number.

Leaving a message begins the pre-application process and does not guarantee acceptance into the program or that repair work will be completed.

Please keep calling until you are able to leave a message or hear that the call-in has closed. We expect a high volume of calls, so you may hear a busy signal or your call may drop. If that happens, keep trying.

Do not call another Memphis Habitat phone number to apply. The Aging In Place hotline is the only way to submit a pre-application.

The application and approval for Memphis Habitat's Aging In Place program has multiple steps: 

1. Call the Hotline - On the scheduled Call-In date, call the Aging In Place hotline to begin the pre-application process.

2. Pre-qualify and Consent - Memphis Habitat confirms your potential eligibility and works with you to complete paperwork. You agree to an in-person assessment at your home.

3. Complete Home Assessment - Memphis Habitat will not approve applicants before doing an in-person assessment. Habitat will determine final eligibility for the AIP program after the home assessment is completed.

4. Await Approval - To be accepted into the AIP program, both the home assessment and repair budget must be approved. Projects that exceed Habitat’s available budget cannot proceed. Funding amounts may vary depending on sources and specific funder requirements.

Once applicants are assessed and officially accepted into Habitat's AIP program, work will be completed by Habitat-approved contractors and assessed by multiple inspectors.
 

It’s basically free! Habitat’s Aging In Place program offers services as a grant, with no cost to you. If you remain in your home for five years after the project is completed, you owe nothing. However, if you sell or transfer ownership of the home before the five years are up, you may need to repay part of the grant. The grant is forgiven at a rate of 20% each year.

To track the repayment schedule, a deed restriction will be placed on the home. All Aging In Place clients must pay a $19 fee to the Shelby County Register of Deeds to record this restriction. Everyone listed on the deed and mortgage must sign the deed restriction and any other required documents

For this call-in, the Aging In Place program will focus on critical home repairs and accessibility modifications. Available repairs are based on current program funding.

The AIP program does not provide:

  • Repairs for rental properties
  • Cosmetic work, including painting, cabinets, appliances, window treatments, security bars and trim work

Properties that are not detached, single-family homes, including townhomes, condos and mobile homes, may not qualify.

If you qualify, Memphis Habitat will prepare a final scope of work and service agreement for your approval and signature. Once signed, we’ll assign licensed, insured, and qualified contractors to complete the repairs.

After the work is completed, Memphis Habitat staff will conduct a final inspection. Once the work passes inspection, you’ll be asked to sign a certificate of completion, followed by at least one third-party inspection.

We’ll also follow up with you at 2 months and 1 year after the project to complete a short survey about your experience. Your feedback helps us improve the AIP program and better serve older homeowners.
